One-off costs

Mortgage registration fee (1.2%)on 120% of the loan amount, incl. ancillary-charges security
€4,320.00
Credit intermediary commission (3%)The total commission for the credit intermediation amounts to 3% of the approved gross loan amount. Where the bank co-finances part of it through the incidental loan costs, this part amounts to 1.5% to 3%; you bear this part as the borrower. It is credited in full. As a success fee you pay only the difference up to 3% – therefore no more than 1.5%. If the entire commission of 3% is co-financed through the loan, no direct payment is due.
€9,000.00
Bank processing feeDepending on the bank, the processing fee ranges from €0 to a maximum of €2,500. A notional average of €1,250 is therefore assumed, which may be lower or higher depending on the bank. Once the financing bank has been determined, the actual amount can be seen in the offer.

Total one-off costs
€15,352.00

All costs are reflected in the annual percentage rate. The bank processing fee and the credit intermediary commission are withheld from the loan amount at payout and repaid through the instalments – they are included in the total amount payable and are not payable in addition. The other one-off fees (e.g. mortgage registration) are paid separately at payout and are added to the total amount payable. All one-off costs listed above are therefore already included in the total amount payable – please do not add them again.

Variable terms: 3-month Euribor plus a bank margin. The reference rate is updated every business day.

The interest rates and instalments shown are for orientation only and are only set by the bank after a thorough review. They do not constitute a binding offer. Your actual terms are determined individually on the basis of your creditworthiness, the property and the partner bank. The effective interest rate includes all loan-related incidental costs (e.g. bank processing fee, credit intermediary commission, mortgage registration fee, etc.). Any real estate agent's commission is not part of the loan costs and has no effect on the effective interest rate. When purchasing a property, the purchase price initially serves as a provisional reference value. The market or appraised value of the property determined by the financing bank is decisive for the final terms. Specific terms can only be communicated once the bank's valuation is available.

The calculator and initial assessment are free. For a successful brokerage the total commission is 3% of the loan amount: the part co-financed through the incidental loan costs is credited in full and stated in the ESIS information sheet — you pay at most 1.5% directly; if the entire commission is co-financed, no direct payment is due. If no financing is concluded, you incur no costs.
