The instalment of the second phase is a modelled follow-on instalment: 3-month Euribor plus a bank margin, but at least the fixed rate. The margin differs from bank to bank; depending on the loan-to-value ratio and the bank's appraised value, the interest rate actually offered may differ. The actual instalment after the fixed-rate period is not known today.
